Know what rent is owed, what was spent, and what each property earned.

Smart Rental Dashboard: rental accounting and property management for canadian landlords. Rent, utilities, mortgages and co-owner settlements all run on one reliable ledger.

Built finance-first

Accounting rules come first, with a friendly interface on top. Every number traces back to its source.

Houses, floors and rooms
Model whole-house rentals, upper/basement units, room-by-room leases and your own home in one place.
Rent ledger and receipts
Charges are tracked separately from payments, so partial rent, arrears and advance payments stay accurate.
Utility cost sharing
Split each utility bill by lease: a percentage, a fixed amount, included in rent, or paid by the landlord.
Bank feeds optional
Connect a bank read-only, or run everything with manual and recurring transactions. You approve every match.
Accountant-grade ledger
Double-entry bookkeeping underneath. Mortgage interest and principal are split, and personal spending stays out of rental reports.
Co-owners and settlements
Effective-dated ownership shares, owner-funded expenses and on-demand settlements that never double-count.

How it works

  1. 1Create your workspace and add your properties, units and owners.
  2. 2Add tenants, leases, rent and utility terms, each with its own effective dates.
  3. 3Record transactions manually or connect a bank account read-only.
  4. 4Review suggested matches. Nothing is booked to a tenant until you approve it.
  5. 5Generate receipts, utility statements, settlements and accountant-ready reports.
Private by design
Each customer gets an isolated workspace. Two-factor authentication is built in. Bank connections are read-only and their tokens are encrypted. Your bank password is never collected or stored.
Documents are stored privately and downloaded through short-lived links.

Frequently asked questions

Do I have to connect my bank?
No. Bank connections are optional and read-only. Everything works with manual accounts, manual entries and recurring schedules.
Will it file my taxes?
No. Reports are organised to help you and your accountant (for example, T776-oriented summaries), but they are aids, not filed returns or tax advice.
Can my accountant or a co-owner get access?
Yes. Invite people with specific roles, such as a read-only accountant or a property manager limited to assigned properties.
What happens to my data if I stop paying?
Your workspace becomes read-only. Your financial records are never deleted because of a billing lapse.
